Real Estate and Property Managers

A contractor who actions work orders, communicates with tenants properly, and sends back the documentation your file needs.

Overview

Property managers don't need another trade who goes quiet for a week. Agencies get maintenance requests turned around with clear quotes, tenants treated professionally, photo evidence of completion, and invoices that reconcile cleanly across routine repairs, compliance work and urgent make-safe works.

Work orders in, quotes back

Send the work order with the tenant's photos. You get a quote referencing your job number, or a request for the missing detail — not silence.

Tenant coordination handled

Where authorised, we contact the tenant directly to arrange access, confirm the appointment, and let you know if access fails, with the paper trail kept.

Evidence with every invoice

Before-and-after photos and completion notes accompany invoicing, so owner approvals and trust-account processing don't stall.

FAQs

Real Estate and Property Managers: common questions

Can you work within owner-approved spending limits?

Yes. Note the approved limit on the work order: work within it proceeds on schedule, and anything that will exceed it is quoted for approval before we start, so the first you hear of it is not the invoice.

How do urgent rental repairs get handled?

Mark the request urgent and include the tenant's contact. Urgent repairs as defined under Victorian tenancy law, such as burst services, failed heating and security issues, are treated as a priority, and you are told upfront what attendance we can offer so you can manage the obligation.

Do you deal with multiple properties under one agency account?

Yes — quotes and invoices reference each property and your job numbers separately, so nothing needs untangling at the trust-accounting end. Contact us to discuss an ongoing arrangement for your rent roll.
